We are pleased to present this edition of the Accommodation performance review in respect of performance recorded in the month of May 2025
Room night demand registered in May was marginally stronger than expected; however average room rate was marginally weaker. The overall aggregate performance reported by participating members in respect of the month of May 2025 is detailed below
- Occupancy: 56.5% compared to forecast demand of 54.8% – 1.7% points
- Average room rate: R2219 compared to a forecast rate of R2439 approx. 9%
- Revenue per available room: R1253 compared to anticipate RevPAR of R1337 approx. 6.3%

Actual performance registered in May 2025 compared to actual performance reported by those members who participated in the survey in respect of the month of May in 2024, in 2023 and in 2022 are illustrated below


We draw your attention to the fact that the samples used in each of the aforementioned 4 year periods are not absolute comparatives. In addition, the participating members in each year were note the exact same set of members.
MARKET SEGMENT | MAY 2025
The domestic market segment accounted for approx. 55.4% of room night demand registered in May 2025 whereas the international market demand segment accounted for approx. 28.3% of all room nights sold over the month.
The proportion of room nights sold to regional travelers originating from within the African continent increased marginally in May 2025 to approximately 16.3%

In terms of purpose of travel, feedback from participants suggests demand remained strongest among South African business travelers in May 2025 with approx. 61.1% of all room nights sold to the Domestic market segment sold to guests travelling for business purposes.
The converse continued to hold true in respect of international travelers in may 2025. Demand from international leisure travelers outpaced demand from international business travelers with approximately 65.2% of room nights sold to International leisure guests in May 2025.
With reference to the regional market demand segment, demand from regional leisure travelers marginally outpaced demand from regional business travelers in may 2025

The values presented in the report are averages of the responding establishments’ data. We feel this calculation to be most reflective of the industry segments.
